Metrosuite was founded in Toronto to make small-scale rental housing buildable at scale.
We work across the full life of a missing-middle project — site feasibility, design, permitting, factory fabrication, site work and finishing — and we invest, alongside our partners, in the rental buildings we deliver.
Owning the delivery process is the point. It is what lets us control cost, schedule and quality on each building, and it is what makes the economics of owning those buildings as rental housing work.
Metrosuite began as a builder of garden suites for private owners. It now develops and builds multiplexes with investment partners, with a pooled partnership being established for the next phase; the remaining client commissions are being completed and no new third-party construction contracts are being taken on.
The buildings we hold, we manage ourselves.
When a building is held rather than sold, Metrosuite manages it in-house. The people who designed and built the home are the people responsible for it afterwards, which is the simplest way we know to keep the workmanship honest and the building leasing.
For residents, that means one point of contact and a single app for the things that come up in a rental: submitting a maintenance request and choosing a time, paying rent or setting up autopay, and managing access to the home. Nothing exotic — just the basics done well, on the resident's phone rather than by voicemail.
For investors, it means leasing, maintenance and operating data come from the same team that reports on construction, with no hand-off between the build and the hold.

Jacob Sofer
Founder and Chief Executive Officer
Jacob founded Metrosuite in 2022 and runs it day to day: sites, design coordination, manufacturer relationships and construction. The company started by delivering garden suites for private owners and one community agency, which is where the method described on this site was worked out. He works alongside an affiliated family group that owns and manages about 1,000 rental units in Canada.
Partners
Metrosuite works with a standing group of architects, structural and mechanical engineers, energy modellers, modular manufacturers, third-party building-science inspectors. Partners are named on project pages with their consent.

An architect of record, structural and mechanical engineers, and an energy modeller who design to the MLI Select energy tier from the first drawing.
Manufacturing
Two Ontario modular manufacturers, so that fabrication capacity is not a single point of failure.
Quality and operations
Independent building-science inspection at the factory and on site; buildings the partnership holds are managed by Metrosuite in-house.
