Invest with Metrosuite
Reporting and governance.
Reporting follows each building from acquisition to sale or stabilised hold: what was spent, what was built, what it is leasing for, what it is worth, and what is held. This is how Metrosuite reports to its partners today, and it is the cadence the pooled partnership will carry; that partnership's offering documents, when issued, govern.
What investors receive

Governance
- An affiliate of Metrosuite Inc., to be formed for the purpose, will act as general partner of the pooled partnership and be responsible for its management, including the decision to sell or hold each building.
- The construction contract between the partnership and Metrosuite Inc. is a related-party arrangement. It is fixed-price, subject to a guaranteed maximum price, and disclosed in full in the offering documents.
- Matters reserved to investors — including extension of the partnership's term, additional capital calls and changes to the partnership agreement — are set out in the partnership agreement.
- Buildings the partnership holds are managed by Metrosuite in-house; management fees are fixed and disclosed in the offering documents, and the management report forms part of each quarterly investor report.
- An investor portal for documents and reports is planned; until it is live, reports are delivered by email.
Where the numbers come from
Every figure in an investor report traces back to a building: the fixed-price contract, the manufacturer's schedule, the inspection reports and, once leased, the rent roll.
