A conventional residential lot in North York, redeveloped as a three-storey fourplex with a single-storey garden suite at the rear, on one title. The fourplex carries a mix of two- and three-bedroom family units; the garden suite is a two-bedroom home.
Feasibility confirmed the lot could carry both buildings as-of-right. Foundations for the fourplex and the garden suite were completed in August 2026 while the modules were in fabrication, so the site and factory programmes ran in parallel. The project is financed as purpose-built rental under CMHC's MLI Select program.
Willowdale is the flagship of the current programme and the reference project for Metrosuite's delivery playbook: the sequence, the contract structure and the reporting cadence used here are the ones applied to every subsequent building.
