We design, build and invest in missing-middle rental housing.

Frank Street, Peterborough · framing, August 2026

An integrated developer, builder and capital platform. We make small rental buildings buildable at scale — and we stay invested in the outcome.

About the platform

As of September 2026. Projects and homes counted at design, permitting, construction or completion.

As seen on

CBC Dragons' Den

The garden suites and factory-built delivery the Dragons saw on national television are the method behind every building on this site.

Why the missing middle, why now

Three changes that made small rental buildings buildable.

A single-family lot in North York, prepared for its module. Lots like this were closed to new rental supply until 2023.

Toronto's low-rise neighbourhoods were closed to anything larger than a house for decades. Three things changed: fourplexes became as-of-right across the city; CMHC's MLI Select began financing qualifying rental on terms that cut the equity a project needs; and factory construction matured to the point where a four-unit building takes months, not years.

Metrosuite was built to work at the intersection of the three.
